HydroStop Roof Coating

HydroStop Coating forFlat & Low-Slope Roofs

HydroStop is a fluid-applied roof coating system from GAF. Liquid coats are rolled and brushed over a prepared roof and cure into one continuous membrane, with no seams left to open up. On the right roof it restores the waterproofing without a tear-off. On the wrong roof it only hides a problem, which is why every coating job we take starts with an inspection. If the insulation under the membrane is wet or the deck is soft, a coating is the wrong answer, and we will tell you so and quote a replacement instead. Typical candidates are flat and low-slope roofs on row houses, multi-family buildings, additions and commercial properties across the five North Jersey counties we serve.

Inspection Before Anything Else

Inspection Before Anything Else

We walk the roof, probe soft spots and check whether the insulation below is dry. That answer decides coating or replacement before anything is priced.

Surface Preparation

Surface Preparation

Cleaning, loose material removed, blisters and open laps repaired, failed flashings fixed. A coating bonds to what is under it, so prep is most of the job.

Drains, Ponding & Details

Drains, Ponding & Details

Drains, scuppers, curbs, vents and parapet walls get detailed first. Spots that hold water are dealt with, since standing water is hard on any roof surface.

Seamless Fluid-Applied Membrane

Coats go on at the thickness the system specifies, with reinforcement where it calls for it. The result is one continuous layer across the field and the details.

Recoating a Worn Coating

Recoating a Worn Coating

A coated roof that is wearing thin can often be cleaned and recoated instead of replaced, as long as the layers underneath are still sound and well bonded.

Upkeep After the Job

Upkeep After the Job

Clear drains and a look after major storms keep a coated roof performing. We can set up periodic checks so small issues get caught while they are small.

Frequently Asked Questions

What is a HydroStop roof coating?

It is a fluid-applied roofing system made by GAF. Instead of rolls or sheets fastened and seamed together, liquid coats are applied over a prepared roof and cure into a continuous, seamless membrane. It is used on flat and low-slope roofs, most often as a restoration over an existing roof that is still structurally sound.

Can a coating go over my existing flat roof?

Often, but not always. A coating needs a dry, sound, well-attached surface underneath. If the inspection finds wet insulation or a soft, deteriorated deck, coating over it seals the problem in. In that case a tear-off and replacement is the right call, and we will show you what we found and explain why.

Does a coated roof reflect heat?

Fluid-applied systems are commonly finished with a light, reflective topcoat, which keeps the roof surface cooler in summer than a dark roof. How much that changes conditions inside depends on the building, its insulation and how it is used, so we do not promise a specific savings number.

What warranty comes with a HydroStop coating?

When the roof qualifies for a coating, our HydroStop work comes with a 20-year warranty. The inspection decides whether it qualifies, and the specification and full warranty terms are put in writing with the estimate, before any work starts.

Will the work disrupt tenants or a business below?

Usually less than a tear-off. The existing roof stays in place, so the building is not opened up to the weather, and the coating goes on without torches or a hot asphalt kettle. Crews still need roof access and some products have an odor while they cure, so we plan the schedule with you.

How do I know if my roof is a candidate?

A roof that leaks at seams or flashings but is mostly intact, with no sponginess underfoot, is a good sign. A long history of leaks that may have soaked the insulation points the other way. The reliable answer comes from an inspection, which is free. Request one through our estimate page.
