Built along the river — a century of urban housing
Passaic City developed as an industrial and residential community along the Passaic River — its proximity to the water powered its mills and defined its character. The housing that grew up around that industrial core is dense, old, and diverse: tenements and row houses from the early 20th century, multi-family apartment buildings from the mid-century period, and interspersed single-family homes that have survived through multiple ownership transitions. River proximity creates a moisture environment that requires attentiveness — humidity is higher, drainage is sometimes compromised by flood-plain conditions, and buildings close to the water have seen moisture exposure that inland properties haven't. We factor all of this into our inspections and specifications.
