Florham Park occupies a unique position in Morris County's residential landscape — a relatively young planned community that developed primarily from the 1970s through the early 2000s, now entering its first major roof replacement cycle. Homes built in this era typically came with builder-grade 25-year shingles, minimal attic ventilation, and standard felt underlayment. First replacements in Florham Park are an opportunity to do it right: upgrade to 50-year Class IV architectural shingles, add proper ridge and soffit ventilation, and install synthetic underlayment.
